Litchfield Park Homes and Real Estate

Litchfield Park is one of the smallest cities in the West Valley, and one of the most distinct. It started in 1916 as a Goodyear Tire & Rubber company town, when Paul W. Litchfield bought land here to grow long-staple cotton for tires. I've lived in Arizona for more than 30 years, and this is the part of the Valley I know best.

Living in Litchfield Park

Litchfield Park still feels like a small town. The city covers only about 3.3 square miles, and the original town site has mature palm and orange trees, tree-lined streets and walking paths. Homes range from 1950s and 1960s block ranches near the Wigwam to newer subdivisions and custom homes near the golf courses. Lots in the older core tend to be larger, and some have no HOA. It suits people who want a quieter, settled feel while staying close to the rest of the Valley.

• The Wigwam Resort, which grew out of Goodyear's 1918 guest house and opened to the public in 1929
• Walkable streets, pathways and mature landscaping in the historic core
• Small-town community events put on by the city
• Local schools, including Litchfield Elementary in the heart of town
• About 2 miles from I-10 and roughly 16 miles west of central Phoenix

Homes in Litchfield Park

You'll find older single-level ranch homes, newer single-family homes, townhomes and some custom builds. In October 2026, the median list price in Litchfield Park was $579,000. I track the market every month, so I can tell you what's actually selling and for how much.
